Strategic Approach
Following Option acquisition in November 2023, Roseville undertook a rigorous market analysis with leading industrial and logistics agents to understand occupier demand amid shifting market conditions. Initial concepts for small/medium box development were reassessed, and the strategy was refined toward an open storage scheme in response to volatility in the mid-box sector and strong regional demand.
This evidence-led repositioning produced a more deliverable and resilient commercial proposition with a stronger investment profile.
Planning & Delivery Strategy
A comprehensive technical due diligence exercise was completed to minimise planning risk, covering access, drainage, utilities, highways, ground conditions and site constraints. A detailed pre-application submission received positive officer feedback, validating the planning approach and confirming the suitability of the revised scheme strategy.
Roseville then undertook a structured occupier marketing campaign, securing an Agreement to Lease with a multi-billion-turnover operator, providing long-term income security and strengthening the investment case. A full planning application was submitted within two years of securing the Option, demonstrating delivery pace and programme discipline. Planning determination is anticipated in Q1 2026.
